Standpipe systems deliver water from one area of a structure to another. Standpipes are typically wet (filled with water). Standpipes in stairwells often serve as the water supply for fire sprinkler systems in the suites on that floor.
The most common type of standpipe is designed for fire department use only and provides water to areas that fire hoses from trucks may not reach. These systems are particularly important for high-rise structures and can also be found in large warehouse and large outdoor spaces.

Backflow preventers prevent contamination of potable water supplies by controlling the direction in which water flows. Backflows can be installed in variety of locations, wherever there is a risk of cross-contamination between two systems. Backflow preventers are recommended for places where irrigation, sprinkler, fire sprinkler, or pool system meet other water supplies.
EWF provides annual backflow testing by a certified backflow technician and submits the test reports to the municipality (or other authority as required) on behalf of the property.

Fire extinguishers are portable fire safety equipment used to slow or extinguish small fires. Fires are classified by the type of fuel that feeds them. These different types of fires require different extinguishing agents and thus, different fire extinguishers. EWF’s ASTTBC-certified technicians can advise on the best fire extinguisher for any environment.
During annual service each extinguisher is inspected, cleaned, retagged and the extinguisher is documented. ABC fire extinguishers require a 6-year recharge and hydrostatic testing (HST) service at 12 years. CO2 and K-class extinguishers receive HST service every five years and Clean Agent extinguishers require HST service every 12 years. Click here

The emergency lighting system must be wired into the building’s electrical lighting circuit and contain a battery for backup power for use in the event of a power outage. During a loss of power, emergency lighting must stay on for a specific duration to allow people to leave the building. For most properties, emergency lights are required to stay on for 30 minutes.
Exit signs also require a battery backup that will allow it to continue to function for a specified time in the event of a power outage.

Dry sprinkler systems are filled with compressed air. These systems are installed in areas like parkades, unheated warehouse spaces, and attics where pipes filled with water are at high risk of freezing. In the event of a fire or a break in the system, the air pressure in the system drops rapidly, forcing the alarm valve to open, flooding water into the system.

A wet sprinkler system is a piping system filled with water and is used to fight and extinguish fires. Each sprinkler head is a heat detectorwhich activates when temperatures rise above a fixed temperature, most commonly 155 degrees Fahrenheit. Only sprinkler heads in the affected area (ie: fire zone) will activate and dispense water.
When wet sprinkler systems trip, the water in the pipes is dispensed through the sprinkler heads. These systems are generally found inside buildings in heated space as pipes that remain “wet” (filled with water) are at a high risk of freezing in lower temperatures.
During the annual service EWF inspects the system for any leaks or damage. Sprinkler heads are inspected to ensure they are not painted over, corroded or damaged. A water flow test and alarm confirmation are conducted to ensure the system functions as designed.
Fire code requires a spare head kit of at least six spare sprinkler heads of the variety in the building to be maintained on the premises so any sprinklers that have activated or been damaged can be promptly replaced.

In-suite devices refers to devices that are in private/residential areas of properties. The most common in-suite device is a smoke alarm but depending on the size and use of the property, additional devices may be required per fire code to adequately protect people and property. In general, the more space you have, the more devices are required because smoke alarms and other in-suite devices have a limited area they can protect. Fire code dictates what kind and where devices are to be installed.

BC Fire Code (and the codes it adopts*) requires annual service of fire alarm systems, which includes all devices that are part of that system.
During an annual service, our ASTTBC-certified technicians test fire alarm devices and functions to ensure they are in proper working order. Part of this testing simulates what would happen in the event of a fire so we can ensure the system will function correctly in an emergency.
The amount of time needed for a fire alarm system service depends on how many devices the system has, how large the building is, and what type of fire panel is installed. Pricing for annual fire alarm service varies based on how much time it takes to thoroughly and effectively test the entire system.
